My name is Pat Lentz, Central Iowa Land Specialist with High Point Land Company. Today, I’d like to share a brief market update. I will focus on Hamilton County. This area remains a strong market for landowners considering a sale.
Hamilton County has historically experienced minimal farmland turnover, and this tight inventory persists to this day. As a result, when farms do become available, they attract strong interest and command premium prices. Recent sales have ranged from approximately $160 per CSR2 point to nearly $200 per CSR2 point on top-tier cropland. These are excellent numbers that reflect the strong buyer demand currently present.
One key reason for these high values is simple: supply is limited, but demand is very strong. We still have many motivated buyers.
This includes local farmers, local investors, and qualified 1031 exchange buyers. They are all looking for land in this area. Many of these buyers are in a position to act quickly and aggressively when quality farms become available.
Land values have stayed the same. However, it is essential to remember that economic factors are constantly evolving. These factors include grain markets, stock markets, and interest rates.
However, even with these variables, the Hamilton County land values have remained resilient. The main factors here—limited supply, high local demand, and steady long-term growth—still support today’s values.
I expect that more land in Hamilton County, IA, will be available for sale later this year. This could lead to more competition among sellers. That’s why landowners thinking about selling should consider this time. Strong demand and limited supply create an excellent opportunity to achieve high prices.
