Spring planting is in full swing across the region, with most of the corn and soybean acres expected to be planted by the end of this week. Conditions have been favorable, and compared to last year’s delays, progress is well ahead of schedule. If the weather holds, farmers will be set up for a strong start to the growing season!

Understanding CPI: What It Means for Your Farm’s Value
If you’ve looked at farmland listings or sales lately, you’ve probably seen references to a Crop Productivity Index (CPI) score. But what exactly does it mean?
CPI is a standardized rating used in Minnesota to measure the long-term yield potential of soils for crops like corn and soybeans. It’s based on USDA soil surveys and takes into account factors like soil type, drainage, slope, and fertility.
  • Scores range from 0 to 100+, with higher numbers indicating better productivity.
  • A CPI above 90 generally represents high-quality, well-drained soils with strong yield potential.
  • Farmland buyers and appraisers use CPI to help evaluate land value, rental rates, and investment potential.

Bottom line: a strong CPI doesn’t guarantee high yields—but it’s a powerful benchmark for what your land is capable of.
