Here are the notable land transactions for the month of May.
The Economics of Drain Tile: What Landowners Should Know
Drainage tile can be one of the most impactful long-term investments a landowner makes. Proper drain tiling has a direct and lasting impact on land value, rent potential, and crop performance.
Why Drain Tile Pays Off:
  • Improved Yields: Better drainage reduces saturated soils, allowing earlier planting, stronger root systems, less compaction, and more timely fieldwork.
  • Higher Land Value: Tiled acres often command a premium when sold, anywhere from $500- $1,000+ per acre.
  • More Consistent Cash Flow: Tiled land is more appealing to tenants and may allow for higher and more stable rental income.
What It Costs:
  • Installation typically ranges from $800–$1,500 per acre; depending on pipe spacing, outlet accessibility, contractor availability and terrain and soil conditions.
Tips Before You Tile:
  • Have a professional drainage plan designed.
  • Talk with your tenant, they will know where the farm needs tile!
  • Document everything—maps, invoices, and before/after photos, to boost resale value.
