Iowa Land Specialist
My name is Pat Lentz, Central Iowa Land Specialist with High Point Land Company. Today, I’d like to share a brief market update. I will focus on Franklin County, Iowa. This county remains a strong market for landowners considering a sale.
In 2024, Franklin County, IA had an average land sale price of $12,292 per acre. This is about $146 for each CSR2 point. We have seen remarkably few farms change hands in the county.
This year, however, we have seen more land sold in Franklin County than in some of the surrounding counties. These sales have been maintaining a similar pace to last year’s sales at comparable values.
When farms do come available, they attract strong buyer interest and often command premium prices. Local farmers, investors, and 1031 exchange buyers are prepared to act fast when good properties become available.
High Point currently has a diverse selection of land for sale in Franklin County, IA. We have a 185-acre farm in Morgan township. This farm combines highly productive tillable acres with acres enrolled in CRP. It also offers a large 60×96 machine shed with a whole concrete floor.
In Oakland Township, we have a 296-acre property. A dream spot for hunters and nature lovers exists. The Iowa River winds through the property, creating an excellent environment for wildlife among the diverse mix of timber. It also includes grassland that participates in the CRP program.
On the eastern side of the county, we have a great opportunity on a 25-acre parcel. This property features excellent farmland, income-generating CRP contracts, and an ideal building site along US Hwy 3.
Land remains a historically safe, long-term investment, especially amid global uncertainty. I expect that more land will be available for sale later this year. This could lead to increased competition among sellers and potentially lower prices. Landowners currently considering a sale can take advantage of this opportunity of strong demand and limited supply.
