My name is Pat Lentz, Central Iowa Land Specialist with High Point Land Company. I hope everyone is staying dry and keeping cool. We have been seeing some nice rain totals in central Iowa, and the furnace is going to heat up with temperatures expected into the mid-90s. This should help the crops continue to flourish in this ideal growing weather. Keep alert to any severe weather that may pop up. The grain markets are continuing to trade decently, with projected crops in 2025. Any potential for a weather scare is currently being limited by the decent weather we’re having. One positive is that demand and exports are still strong. Stocks and other markets continue to trade on global news and the Israel-Iran war. The Federal Reserve decided to leave interest rates unchanged at its June meeting. Rates have been the same since December 2024. All of these topics can affect the Iowa land market, and today I’d like to provide a brief market update with a special focus on Boone County, highlighting why it continues to be a strong and resilient land market. Boone County Market Update In 2024, Boone County, Iowa, posted an average land sale price of $13,098 per acre, equating to approximately $151 per CSR2 point. The scarce few sales that have recently taken place continue to fall into those price ranges. We have seen minimal land change hands in the county, and that trend of tight inventory continues today. When farms do come available, they attract strong buyer interest and often command premium prices. Local farmers, investors, and 1031 exchange buyers are ready to act quickly and competitively when quality properties hit the market. Looking ahead, I anticipate the possibility of increased land availability later this year. I believe now represents a unique opportunity for sellers to take advantage of high demand and limited supply to achieve top-of-the-market pricing. If you’ve been thinking about selling or would simply like to know what your land may be worth in today’s market, I’d welcome the opportunity for a confidential, no-obligation conversation. Thanks for tuning in—and as always, feel free to reach out with any questions or to discuss your property. Now remains an exceptionally favorable time for Boone County landowners. Hello, my name is Pat Lentz, Central Iowa Land Specialist with High Point Land Company. Today, I’d like to provide a brief market update with a special focus on Story County, Iowa, highlighting why it continues to be a strong and resilient land market. Story County Market Update In 2024, Story County, Iowa, posted an average land sale price of $13,770 per acre, equating to approximately $158 per CSR2 point. The county has historically experienced limited farmland turnover, and that trend of tight inventory continues today. Because of this, when farms do come available, they attract strong buyer interest and often command premium prices. Recent sales have ranged from $150 to over $170 per CSR2 point for top-tier cropland—excellent figures that reflect the strength of current buyer demand. Why is the market so strong? At its core, it's the classic supply-and-demand story. Inventory remains low, while demand is high from a pool of highly motivated buyers, including local farmers, investors, and land remains a historically safe, long-term investment—especially amid global uncertainty. The 1031 exchange buyers. Many of these individuals are well-positioned to act quickly and competitively when high-quality properties become available on the market. Despite ongoing shifts in grain prices, equity markets, and interest rates, fundamentals in Story County—namely, tight supply, strong local demand, and long-term appreciation—continue to support robust land values. Looking ahead, I anticipate increased land availability later this year, which could lead to more competition among sellers. That’s why landowners thinking about selling now have a great chance. They can benefit from high demand and low supply to get the best prices. Suppose you’ve been thinking about selling or would simply like to know what your land may be worth in today’s market. In that case, I’d welcome the opportunity for a confidential, no-obligation conversation. Thanks for tuning in—and as always, feel free to reach out with any questions or to discuss your property. Now remains an exceptionally favorable time for Story County, Iowa, landowners. Do you want to learn more? Pat Lentz Iowa Land Specialist My name is Pat Lentz, Central Iowa Land Specialist with High Point Land Company. Today, I'd like to share a brief market update. I will focus on Franklin County, Iowa. This county remains a strong market for landowners considering a sale. In 2024, Franklin County, IA had an average land sale price of $12,292 per acre. This is about $146 for each CSR2 point. We have seen remarkably few farms change hands in the county. This year, however, we have seen more land sold in Franklin County than in some of the surrounding counties. These sales have been maintaining a similar pace to last year's sales at comparable values. When farms do come available, they attract strong buyer interest and often command premium prices. Local farmers, investors, and 1031 exchange buyers are prepared to act fast when good properties become available. High Point currently has a diverse selection of land for sale in Franklin County, IA. We have a 185-acre farm in Morgan township. This farm combines highly productive tillable acres with acres enrolled in CRP. It also offers a large 60x96 machine shed with a whole concrete floor. In Oakland Township, we have a 296-acre property. A dream spot for hunters and nature lovers exists. The Iowa River winds through the property, creating an excellent environment for wildlife among the diverse mix of timber. It also includes grassland that participates in the CRP program. On the eastern side of the county, we have a great opportunity on a 25-acre parcel. This property features excellent farmland, income-generating CRP contracts, and an ideal building site along US Hwy 3. Land remains a historically safe, long-term investment, especially amid global uncertainty. I expect that more land will be available for sale later this year. This could lead to increased competition among sellers and potentially lower prices. Landowners currently considering a sale can take advantage of this opportunity of strong demand and limited supply. If you're considering selling or would like to know the current value of your land, I'd be happy to discuss it with you. This conversation will be private and without any pressure. Thank you for tuning in—and as always, please don't hesitate to reach out with any questions or to discuss your property.  Do you want to learn more?
