High Point Land Company is honored to represent the Clifford & Dullie L. Watt Revocable Living Trust in Warren County, Missouri. This 117.03 +/- acre tract is located just 10 miles outside of Warrenton on State Highway A. This property features a house, two barns, a nice pond and substantial potential annual income. Contracted out for a minimum of 25 years with the option to extend the lease by the solar companies for another 25 years. The solar contracts will transfer to the new buyer(s) of this land and has the potential to bring in hundreds of thousands of dollars over the life of the contracts if project is completed. Purchase Agreement: Immediately upon conclusion of the auction, the high bidder will enter into a real estate sales contract and deposit with the seller’s attorney the required earnest money payment. The Seller will provide a current abstract at their expense. Sale is not contingent upon Buyer obtaining financing.

Earnest Money: 10% earnest money payment is required on the day of the auction. All funds will be held in the sellers’ attorney trust account. Remaining balance will be due at closing. Earnest money is non refundable in the event the buyer is not able to successfully close.

Farm Possession: Buyer will receive full possession date of closing.

Farm Closing: April 24th, 2023 (30 days)

Solar Field:

1. 2023 crop lease is open
2. Lease until the construction is started is $20.
3. Beginnings stages of building will be spring 2024 paying $150 per acre
4. Completion date is set to be in 2025 Will pay $900 an acre for 91.83 +/- acres and $40 an acre for  25.20 +/- outside of the fence
5. The county requires at least a 6 foot fence around the solar panels.
6. The contract can’t be bought out and they fully intend on moving forward with the project.
